How this down payment calculator works
The calculator estimates upfront cash from the property price, deposit or down payment, purchase costs and current savings. It also shows the estimated loan amount and loan-to-value.
Deposit, down payment and loan-to-value
Some regions say deposit and others say down payment. In this calculator both mean money paid upfront toward the purchase price. Loan-to-value compares the estimated loan amount with the property price.
Purchase costs and savings gap
Purchase costs can include closing, settlement, legal, inspection, transfer or other costs you choose to enter. The savings gap compares current savings with the estimated total cash needed.
What this calculator does not include
This calculator does not calculate mortgage insurance, grants, local purchase rules, lender approval, tax or legal advice. Region settings change defaults, labels and currency formatting only; they do not perform exchange-rate conversion.

Is this a down payment or deposit calculator?
It can be described either way. The label changes by region where practical.
Does this tell me whether I can get a mortgage?
No. It only estimates cash, loan amount and loan-to-value from the values entered.
What purchase costs should I include?
Include any settlement, closing, legal, transfer, inspection or other purchase costs you want reflected.
Why does loan-to-value matter?
Loan-to-value shows how much of the property price is represented by the loan. Lender rules vary.
Does this include mortgage insurance?
No. It may show a general low-deposit note, but it does not calculate mortgage insurance.
Can I use a target timeframe?
Yes. A target timeframe can estimate the monthly amount needed to close the savings gap.
Does changing region convert currencies?
No. Region settings change defaults, labels and currency formatting only. They do not perform exchange-rate conversion.
